Turkey has so much to offer her visitors;
breathtaking natural beauties, unique
historical and archaeological sites,
steadily improving hotel and tourist
infrastructure, a tradition of hospitality
and competitive prices. It is not
surprising therefore that this country has
recently become one of the world's most
popular tourism destinations.
The rectangular shaped country is washed
on three sides by three different seas.
Its shores are laced with beaches, bays,
coves, ports, islands and peninsulas. The
summers are long, lasting as long as eight
months in some areas. Turkey is also
blessed with majestic mountains and
valleys, lakes, rivers, waterfalls and
grottoes perfect action and sportive

climbers, trekkers, hikers all enjoy new
and unforgettable experiences in Turkey.
But Turkey is, above anything else, a huge
open-air museum, a repository of all
civilizations nurtured by the soils of
Anatolia. The huge amount of historical
and archaeological wealth in Turkey seems
more appropriate for an entire continent
than a single country. For centuries,
Turkey has been a crossroads of religions,
not only of Islam and Christianity, but of
many others now forgotten by history. Many

literally and figuratively... What words
can describe Turkey. You would search in

yourself in a Steinbeck novel on the
Eastern Turkey.
Eat, drink and be merry! This epicurean
motto never fit a country more perfectly
than Turkey that has one of the three
biggest cuisines in the world. The large
variety of different dishes and delicacies
for gourmet palates will surprise every
guest paying a visit to Turkey. Turkish
people are very friendly and hospitable.
This is one of the virtues we are really
proud of. When you visit Turkey you will
get this warm feeling in every step you
make.
Today Turkey is abuzz with life, energy
and enterprise. It is a modern, secular
country with a booming economy. It
embraces the future as a bridge between
the east and West. Its cities teem with

Relocation, relocation, relocation
Over a million
Britons now own property abroad. With the
domestic market showing no signs of
slowing down, the disparity between
property values on either side of the
English Channel continues to grow, and
more and more people are choosing to
invest their savings or newly released
equity in growth markets abroad.
But where, and how, is the best investment
to be made? The diversity of the choices
facing would-be investors, in terms of
both location and the form of the
investment it-self, is staggering. Truly a
global market, property trading requires
careful navigation if a buyer is to make
the most of his or her investment.
Buying off-plan
One of the hottest of the property
hotspots to emerge in recent years is
Turkey. Thousands of miles of beautiful,
undeveloped Mediterranean coastline have
been drawing tourists, and homebuyers, in
their thousands, and the growth in
affordable property has led to a
remarkable boom with the potential for
large returns on relatively small
investments.
The very undeveloped nature of the area
means that most investment is being made
‘off-plan' – buying property before
construction. The great advantage of
buying off-plan is one of cost; put
simply, it's cheaper to buy a home before
it's built. Areas such as Fethiye and
Bodrum – the two major centres of off-plan
sales – have seen a number of developers
move in to snap up cheap land in desirable
locations, and top-quality villas and
apartments are sprouting up all along the
coast.
The old prejudices regarding construction
quality, which dogged the Turkish market
for a while, have now hopefully gone for
good; construction is as good as anywhere
on the Med, with a government-regulated
five-year guarantee – the TSE – as
standard.
In terms of value, Turkey's property
market is experiencing massive inflation,
which looks set to continue for some time
to come. The downside of this is that
prices aren't as low as they were – for
example, buying a four-bedroom villa near
Fethiye off-plan now costs, on average,
slightly more than £100,000, although it
must be noted that much lower prices can
be found in less-sought-after locations.
But the advantage is that prices are
likely to carry on rising, taking the
value of your home on completion far above
the initial outlay.

Turkey
is one of the best-kept holiday secrets in
the travel business. Europeans have spent
their holidays here for many years, taking
advantage of the unbelievably low prices
for travel services that can be had. Yet
among many people, Turkey is probably one
of the most misunderstood countries on
Earth. It is common for travellers
arriving in Turkey to be surprised at the
number of misconceptions they had about
Turkey. Here are some facts about Turkey
to set the record straight.
Turkey is a secular
democracy.
Although the population is 99% Muslim,
Turkey's government is staunchly secular.

Turkey's government is not unlike the
typical European or American government.
Turkey
is not a desert.
Camels are not from here, although the
logo of the pyramid and camel on a pack of
Camel cigarettes, and the inscription
"Turkish American Blend" imply this.
Camels were imported to Turkey years ago,
however you will probably never even see
one. While Turkey is often confused with
middle-eastern countries, many areas of
Turkey are covered in forests, lush with
greenery, while others are more dry. The
coastlines and beaches are very beautiful
with cliffs and sandy beaches. There are
mountains with fantastic ski resorts,
large lakes and rivers, and places where
the foliage changes beautifully with the
seasons. The Southwest coast of Turkey
resembles Southern California for its
climate in the Summer. Turkey also has
some of the most unusual geological sites
in the world, for example, the "fairy
castles" of Capadoccia and the mineral
pools of Pamukkale, among other places.
Turkey
is rich in history, especially Biblical
history.
The Apostle Paul travelled and lived
around Turkey for years, The Apostle John
and the Virgin Mary lived in Ephesus, and
many of the Old and New Testament stories
happened throughout Turkey. Noah's Ark
came to rest on Mount Ararat in Eastern
Turkey. Santa Claus (Saint Nicholas)
actually came from Patara, Turkey, and is
buried in Turkey (telling your kids this
is your option). It would take pages to
cover all of the Biblical history that
occurred in Turkey, but it is often
referred to as the "second holy land." One
of the oldest known human cities,
Catalhoyuk, is in Turkey and is currently
under excavation. Of course, Turkey is
also a place where much Muslim history
occurred, since the Ottoman Empire,
controlled much of the known world in its
time, with its magnificent mosques and
palaces still wowing tourists in its
former capital, Istanbul. Turkey is the
land of the Seljuks, the Phrygians, the
Hittites, the Urartians, and other ancient
cultures as well. Each culture has left
traces of their presence, resulting in
Turkey being known as "the cradle of
civilization." Today Turkey is replete
with museums, ruins, and monuments built
by its ancient inhabitants. So if you want
to visit the holy lands, but are concerned
about your safety, Turkey is your best
alternative, if not a primary choice of
destinations.
Violent crime is not
common in Turkey.
While all cities have some level of crime,
violent crime is relatively rare in Turkey
when compared to most US and European
cities.
There
is a lot to do in Turkey.
Do you dive? like to paraglide? Hike?
Shop? Swim? You name it, you can do it in
Turkey, and spend a lot less doing it.
There is some fantastic diving to be had
there, some places are actually underwater
museums where you can explore ruins
non-divers will never see. You can take a
balloon flight over Cappadocia and see
this fantastic scene from above in the
tranquillity of its skies. The shopping
offers some fantastic bargains on carpets,
gold and jewellery, and hand-made crafts.
If you just want to party and have the
time of your life, visit the world's
largest outdoor disco in Bodrum, the
Halicarnus Disco. You can't help but have
a good time--believe us--Bodrum and the
other popular tourist destinations have no
shortage of happening nightspots. If
you're interested in a relaxing holiday on
the beach, visit places like Fethiye or
the many undeveloped, pristine beaches in
Antalya. Anywhere you decide to go, there
is a wonderful experience awaiting you, no
matter how you would like to spend your
holiday in Turkey.
Turks
genuinely like foreign people.
If you've been to Turkey before, you'll
know exactly what we're talking about. But
if not...you'll just have to visit and
experience Turkish hospitality on your
own. many tourists and visitors leave with
a lasting positive impression of the
Turks, and have found them to be a very
polite, kind, and proud people, with an
open heart towards others. It is said that
if you make a friend of a Turk, you have a
friend for life.
Turkish women don't
wear burkhas.
Turkish women don't wear chadors, burkhas,
or any of the head-to-toe coverings.
Although you will see Turkish women
dressed modestly and wearing headscarf's,
this is not required, or even encouraged,
and has more to do with family traditions
and personal religious expression. You
will more likely see Turkish women wearing
stylish western clothing. Women in Turkey
are free to enjoy all of the freedoms that
men do, and also serve in prestigious
positions in business and government.
Turkey recently had a woman prime
minister, and their freedoms are
guaranteed by the constitution of the
Republic of Turkey.
Those
are some of the things of which most
people are unaware concerning Turkey.

Investments in
Turkey
Turkey has provided big advantage to
the investors since it is a growing
market and has friendly environment
with one-stop investment opportunity.
In the year 2002 its market share is
1.7 by visited13.2 million tourist and
generated 8.5 million revenue. Those
figures were recorded 5% higher for
2003. According to World Tourism
Organization Turkey will be the
fastest growing country in tourism
demands with an annual rate of %10.
As it has been ranked in the world
first fifteen destination by 14
million visitors a year Turkey has
tried to offer different projects to
have developed its accommodation
facilities and tourism kinds. In order
to diversify the tourism product
Turkey has promoted the sites located
inland areas to those having different
taste than 3S (sea, sand and sun)
combination and coastal region as
well. Currently, tourism activities in
the country are concentrated along
Aegean and Mediterranean coasts where
about 80% of Turkey's bed capacity
exists. However investments have been
made on accommodations are not
sufficient to correspond the future
tourism demands that will be directed
to Turkey, therefore Turkey has a
strong desire to attract both the
national and international investors
particularly in the regions mostly
visited.
The sites and lands that would
officially declared as `preservation
and development areas of culture and
tourism regions are being planned by
the ministry of Culture and Tourism.
Ministry has opened up the areas for
investments in terms of its priority
having as a destination. For the
officially designated sites, the land
allocation process for the investors
will be started by the approval of the
macro physical plans. The physical
plans for the whole region or the
sub-regions, are made/get made and
approved by the Ministry.
Those sites where investments would be
directed are Dalyan, Tarsus, Didim,
Antalya and Istanbul. Attached you
will find power point presentation on
the regions above. Moreover so far 160
tourist centers have been designated
under the Tourism Encouragement Law.
Aside those sides that are still in
progress, Ministry of Tourism has
provided parcels on the coastlines in
the well developed tourist regions
such as Belek, Kemer, Izmir.
The Tourism Encouragement Law was
newly updated. According to new
procedure, whole region or one lot of
it may be allocated to a main
investor. In this case the decision is
put in force by Council of Ministers
and pre-permission is given to this
investor by the Ministry. In case of
approval of the project of the
investor by the Ministry, following
the arrangement of the investment
license, the pre-permission is turned
into the final permission by the
Ministry. Investors will be determined
via open tender and in the designated
sites and regions, they would get an
easement, including autonomous and
permanent right of construction. This
type of right institution allow
investors to get mortgage from
national or international markets.
Furthermore investors have the right
to sell the area or the construction
to the third parties without
permission of the Ministry.
The idea behind this Law is to
encourage land development projects
and tempt international chains and
trademarks.
Furthermore those provided under the
The Encouragement of Tourism are
mainly:
- Allocation of public land to
investors for tourism investments
- Permission to employ foreign
personnel and artists
- Discounts on water, electricity and
gas prices
- Priority in allocations of
telephone, fax and telex lines
- Tax, Duty and Fee exceptions, such
as VAT and Customs Duty
To benefit from incentives, investors
should obtain an incentive certificate
from the Treasury Under secretariat
and a Tourism Investment Certificate
from the Ministry of Tourism.
The following are the types of
investment for which Tourism
Investment Certificates may be issued:
1. Accommodation Facilities
2. Dining and Entertainment Facilities
3. Auxiliary Service Facilities (such
as, beach facilities, congress and
exhibition centers, theme parks, golf
facilities)
4. Tourism Complexes
5. Personnel Training Facilities
6. Yacht Tourism Facilities
The most important aspect of any
investment, particularly a tourism
investment, is location. A choice of
location has a direct impact on the
profitability of the investment. It
must be not only suitable for a
tourism investment in terms of their
physical characteristics, but also be
allocated for tourism under land use
plans. No Tourism Facilities may be
constructed on land not allocated for
tourism uses in Land Use Plans of any
scale. If your land is located in an
are allocated for tourism under
approved plans, this means it is ready
for a tourism investment. Then you may
proceed with design work.
You may also apply for allocation of
Public Land located within a tourism
area or center. Tourism areas and
centres are determined and announced
by the Council of Ministers upon the
proposal of the Ministry of Tourism
which requires to be developed on a
priority basis. Those which are deemed
appropriate for allocation to
investors are from time to time
announced to tourism investors by the
Ministry of Tourism through
advertisements placed in newspaper.
Applications are finalized by the Land
Allocation Committee within 2 months.
The investor should then apply to the
Ministry of Tourism with the necessary
documents, lay-out plans and
architectural designs to obtain
Tourism Investment Certificate.
Facilities to be certified with
Tourism Investment Certificates must
meet certain requirements as stated in
the regulation. These are very
detailed and include, safety and
environmental protection measures,
design, capacity, price tariffs,
personnel training, main and optional
units etc.
The allocation period is up to 49
years. The exact period shall be
determined by the Land Allocation
Commission taking into account factors
such as the type, class and capacity
of the facility and the
characteristics of the location. Rent
will be paid to the Treasury annually
and in advance. At the end of the
allocation period, the facilities
shall pass to the Treasury without any
payment.
The Ministry also issues Tourism
Establishment Certificates to
establishments operating in the
tourism sector in accordance with the
regulations set forth by the Ministry.
Hotels are classified as five, four,
three, two and one-star hotels; motes
and holiday villages as, first class
and second class; restaurants as third
class, second class, first class and
deluxe. Minimum qualifications for
each are determined precisely.
Qualifications for quest houses,
camping sites, apart hotels, motor
caravans, hostels, rural tourism
facilities, golf facilities,
entertainment centers are also
determined in detail. |
